Foreclosure in Legends Ranch

Check out this new foreclosure listing in Legends Ranch (a gated community in Spring near The Woodlands). It's a 4 bedroom home built by Chesmar Homes in 2006. With almost 2900 square feet of space, it's listed at only $182,500. That's about $63 per square foot, which is a great buy for this particular neighborhood. Price includes all stainless steel appliances. Call or e-mail me if you'd like to see it!

The Woodlands Listed Among Top 25 Places to Move in U.S.

Forbes magazine just listed The Woodlands, TX as #14 on their list of the Top 25 Best Places to Move in America. The Woodlands was the only Houston-area community to make the list and one of only seven Texas cities listed (six in the Dallas-Fort Worth and one in Austin).

New Foreclosure in Imperial Oaks

Check out this 2-yr-old foreclosure in Imperial Oaks listed at $141,000. It's a DR Horton home, built about 2 years ago, two story with master up. Based on past experience, I would bid $131,130 (ask me about my formula). If you qualify for an FHA loan with 3 1/2% down (that's $4589 down on 131,000), you would be mortgaging $126,000 . . . Not bad for a 4 bdrm home in a great neighborhood!

E-mail me if you want to go see it!
By the way, 4-bedroom homes in Imperial Oaks are highly sought-after for leases. If you're considering an investment property, this could be the one!

$18,000 Buyer Bonus on New Homes in Spring Trails!

A very reputable home builder in Spring Trails is offering a $12,000 to $18,000 bonus to buyers for a limited time. This is a great opportunity to get a new home at a bargain price in a highly desirable neighborhood in Montgomery County!

This community is one of my personal favorites . . . it has great access for commuters to the Hardy Toll Road, 400 acres of forest set aside for nature, a 3.2-acre recreation center with a children's swimming pool, family lap pool, cabana and playground.

I'd love to show you around and help you negotiate a great deal with the builder. Contact me to set up a time!

These homes are built on large, wooded lots in a gated enclave with a large central lake, surrounded by waterfront greenbelts.

Contact me for a personal tour of these homes and surrounding community.

Down-payment assistance, builders reduce prices

Need help with a down payment on your first home? There are some good programs out there for first-time home buyers, including the Harris County Down Payment Assistance Program (DAP) and others. If you qualify (based on income), these programs "grant" you the money to put down on your first home. Some require you to live in the home for 5 years or you have to pay the money back. BUT, another great advantage to these programs is that home builders are reducing prices on their existing inventory so that their homes will qualify for the program! Here's what this means for you:

Reduced Price on Home + Down Payment Assistance = Built-in Equity in your home

I spoke with a builder today and they do have new construction homes at reduced prices to fit into the Harris County program. I can't list their name here, but contact me if you want to know more!
